• Riverview is an 11 acre campus built in the 2010’s that collectively encompasses 240,000 square feet of state-of-the-art office/commercial space as well as 2.02 acres of developable land. The building’s sophisticated improvements allow for a high degree of adaptability for new uses.
• The campus was consequently purchased from the Seller vacant in March 2020. The project was attractive as it had a great deal of downside protection through an attractive basis compared to the improvements made to the property and significant optionality associated with the execution opportunities available through the selling off or developing of various land components.

• The property is located along the Chicago River on the City’s northside, a highly attractive natural amenity. Half of the developed square footage is LEED Platinum, with HVAC systems that provide a high degree of air quality as well as significant natural light. The property also includes 435 surface parking spaces - a rarity on Chicago’s northside.
• As of this writing, the building is more than 75% leased to a publicly traded nursing school, a daycare, a real estate office, a catering and events company, and a construction company.

Sometimes, reduction results in more revenue. We took the opportunity to evaluate the former production uses of the facility and opted to eliminate them from the program. Not only were the spaces obsolete, they ultimately were large drags on utilities. We turned an over-built auditorium into an open-air playground for a daycare facility. We also turned an over-built recording studio, restrooms, and a garage into a courtyard. Both instances resulted in new signed leases, increased vibrancy to the project, and reduced overall utility costs.
